How pricing works

There is no price on this page for repairs, because a repair depends on the part. Here is what moves it.

  • What decides a repair price

The part, the age of the system, and how hard it is to reach: a basement closet or a roof.

    • Parts are priced at the visit

    • Access is written on the unit’s file

  • What a repair estimate includes

The part, the labor, the test run after and a note of anything else we saw. The old part, if you want to see it.

    • Written, to you

    • Held for 30 days

  • What happens at the visit

We find the cause first, then write the price. Nothing is started until you approve it.

    • Diagnostic fee credited to the repair

    • You decide, unit by unit

  • Evenings, weekends and nights

The same flat diagnostic at any hour we staff. After 10 p.m. in heating season the line takes a message.

    • No night or weekend surcharge

    • Priority line: 6 a.m. – 10 p.m.

  • When you get the number

Before the work, in writing, to your email. Large jobs come as a quote with the equipment named.

    • By email, per address

    • Replacement quotes list the permit

A sample statement

What a small account’s statement lists

A sample for an eight-unit landlord, so you can see the lines. Your statement lists your addresses and a price for each.

  • Sample fall tune-ups, eight units

Five units with furnace and air, two furnace-only units and one boiler.

    • Five units, furnace and air in one visit
    • Two units, furnace only
    • One unit, hot-water boiler tune-up
    • Standard filters swapped at every furnace
    • One report per address, with the unit’s file updated

A sample for illustration. It is not a quote for your buildings.

Questions about the rates

Is the rate the same at every door?

Yes. A unit is a unit, whether it is the first on your account or the thirtieth.

What is not in the tune-up price?

Repairs, parts and refrigerant. If a visit turns up a problem, you get the price in writing before we do anything.

Do you charge for the written report?

No. It is part of every tune-up and every repair visit.

Want the rate sheet for your own addresses?

Send the list. We reply with a number per address.
