Questions landlords ask
Do you take small accounts, or only large ones?
Small ones are the point. Two units is an account, with the same file, the same priority line and the same invoice per address as an account of twenty.
Who do you invoice, me or the tenant?
You. One invoice per address. We never bill a tenant unless you ask in writing.
What if a tenant calls you directly?
We look for the address on an account. If it is on file, we start. If not, we ask the tenant to call you first.
How do you get into a unit?
However the access note says: the tenant lets us in, a lockbox, or a key from your office. Tenants get a text the day before.
Do you work on boilers and radiators?
Yes, on small hot-water systems in older buildings. Steam systems are by call.
Do you repair window air conditioners?
No. They cost more to repair than to replace, and we say so.
Does a night call cost more?
No. The diagnostic is the same flat price at any hour we staff. After 10 p.m. in heating season the line takes a message, and the first call back is at 6 a.m.
What do I do about a gas smell or a carbon monoxide alarm?
Get everyone out of the unit, leave the door open, and call 911 from outside. Do that before you call us. We do not touch a furnace until the gas utility or the fire department says the unit is safe to enter.
