No heat in a rental unit

If the heat is out, do these in order

For landlords and managers. Tenants: the next section is for you.

  • 01

Gas smell or carbon monoxide alarm

Get everyone out, leave the door open and call 911 from outside. Do this before anything else.

  • 02

    Check the three easy things

The thermostat is set to heat with fresh batteries, the furnace switch is on, and the breaker has not tripped.

  • 03

    Call the priority line

Give the address. If the unit is on your account we already have the system, the filter size and the access note.

  • 04

    Text a photo

The thermostat screen, or the furnace’s light and its error code, to the same number.

  • 05

Do not heat with the oven

Gas ovens and stoves are not heaters. A tenant who has no heat should be offered another way to stay warm tonight.

The priority line

Who answers, and what the hours are

In heating season the priority line is answered every day, and an account holder’s call goes first.

From October through March, Luisa Duran or Perry Gadson answers the priority line every day from 6 a.m. to 10 p.m. After 10 p.m. the line takes a message, and the first call back is at 6 a.m. The visit fee is the same flat diagnostic at any hour we staff, with no night or weekend surcharge.

  • Priority line: every day, 6 a.m. – 10 p.m., October – March

  • After 10 p.m.: leave a message; first call back at 6 a.m.

  • Gas smell or an alarm: 911 first, always

  • The diagnostic fee is credited toward the repair if you approve it

For tenants

If you rent and your heat is out

Your landlord has to approve repairs, so the fastest path is a short one.

  • Call your landlord first

Tell them the heat is out and give them our number if they have an account with us.

  • Give us the address

If the address is on a landlord’s account, we have the file and we start. If it is not, we ask you to call your landlord.

  • Be ready to let us in

Or tell your landlord where the key is. The access note on file decides.

Questions about a no-heat call

What counts as a no-heat call?

The furnace or boiler will not start, will not stay on, or runs and puts out no heat. A room that is cool but warming is a regular visit.

Does a night call cost more?

No. The diagnostic is the same flat price at any hour we staff. Repairs are priced to you in writing before we start.

What do I do about a gas smell or a carbon monoxide alarm?

Get everyone out of the unit, leave the door open, and call 911 from outside. Do that before you call us. We do not touch a furnace until the gas utility or the fire department says the unit is safe to enter.

No account yet?

Call the priority line. If the address is not on file yet, you can approve the visit by phone and we add the unit to an account afterward.
